With a BCV Multifix mortgage loan, you can combine the advantages of short-term interest rates with the stability of long-term rates. Your mortgage loan is broken down into several tranches with different terms according to your needs.

Rates and conditions

A BCV Multifix mortgage loan helps you plan out your financial expenses by offering fixed interest rates for each tranche.

 

 Details

Minimum amount

  • CHF 100,000 per tranche

Maximum amount

  • Multifamily residential properties: max. of 80% of the property's value
  • Other properties: between 50% and 70% of the property's value
  • As a general rule, tranches with a term of 3-12 months may not exceed 80% of the loan amount

Term of loan

  • 3 months to 10 years
  • Tranches with a term of 12 months or less can be terminated 1 month before they reach the end of their term, and tranches with a term of more than 12 months can be terminated 6 months before they reach the end of their term.

Interest rate

  • Customized fixed rates

Principal repayment

  • Generally 1.25% of the loan amount per year, but this can change depending on your needs

Due dates

  • Quartely
  • Quartely installments include interest and principal repayment

When your loan reaches the end of its term, you are free to switch to a different BCV mortgage loan if you so choose.

Example

Each tranche of your Multifix loan is like a smaller fixed-rate loan with a term that is set by you. You may, for example, choose to have three tranches with a fixed interest rate for six months, for three years and for eight years respectively. This means that the first tranche is renewed every six months, the second every three years and the third every eight years. You will therefore rarely have to renew the whole loan amount at the same time, which can be useful if interest rates are high. In this example, all three tranches would only be renewed at the same time after 24 years.
